摘 要
本文首先研究了贵定县昌眀镇房地产市场存在的问题,这些问题包括市场信息不对称,供求结构矛盾明显,隐形交易活跃,土地资源浪费严重,生态环境意识淡薄,房地产建筑无特色,物业管理不规范。其次,分析了上述问题出现的原因,这些原因包括市场发展不规范,住宅消费需求旺盛,用地审批不严格,土地规划滞后,开发企业素质不高,住房金融制度不完善。在此基础上,本文从政府、开发商和消费者三个层面提出了解决上述问题的对策。本文认为,政府应聚集发展贵定县昌眀镇产业,提高市场透明度,加强住房价格调控,建立金融支持系统,强化政府监管,编制科学规划。房地产开发商应提升城镇建设特色,开发过程中保护环境,建立良好品牌形象。消费者应该树立正确的消费观念,加强自身的维权意识。最后,本文阐述了贵定县昌眀镇房地产发展前景。

Abstract
This paper studies the Guiding County Yangming town real estate market problems, which include market information asymmetry, obvious contradiction between supply and demand structure, stealth trading activity, serious waste of land resources, ecological environment consciousness weak, featureless building real estate, property management irregular. Secondly, the reason for the above problems. These reasons include the development of the market is not standardized, strong domestic consumption demand, land use approval is not strict, land planning lags behind the development of enterprises is not high quality, housing finance system is imperfect. On this basis, the paper from the government, developers and consumers three levels proposed measures to solve the above problems. This paper argues that the government should Aggregating Guiding County town of Chang Ming industries, and improve market transparency, strengthen the regulation of housing prices, the establishment of financial support systems, and strengthen government regulation, the preparation of scientific planning. Real estate developers should enhance the characteristics of urban construction, the development process to protect the environment, establish a good brand image.
