摘 要
本设计是对一个住宅项目进行的可行性研究分析,通过具体房地产市场环境分析,运用市场比较分析法、头脑风暴法,通过大量的相关数据研究分析,实事求是的对如何完成该项目的开发进行可行性分析并根据相关市场行情的变化趋势对该项目的未来收益作出一个较准确、科学的预测,通过对不同方案的比较,以达到收益最大化的原则,提出了一种较满意的方案,从而确定该项目的可行性,可对其进行开发建设。
该课题研究的主要内容是天丽水榭住宅小区项目的主要内容和配套条件,如市场需求、资源供应、建设规模、工艺路线、设备选型、环境影响、资金筹措、盈利能力等,从技术、经济、工程等方面进行调查研究和分析比较,并对项目建成以后可能取得的财务、经济效益及社会环境影响进行预测,从而提出该项目是否值得投资和如何进行建设的咨询意见。熟悉地块资料,对房地产投资情况,市场状况等实施全面调查,用SWOT分析法统计分析所得数据,并且进行项目的初步定位。对包括土地费用、前期工程费用、建筑安装工程费用,基础设施建设费用、公共配套设施费用、开发期间税费等相关费用进行估算,根据对各种费用估算的结果来研究落实资金的来源渠道和筹措方式。测算基础的数据域参数,通过计算财务评价指标,编制基本财务报表,合理选择财务评价指标,并进行相关计算,进行财务评价。
据财务评价,对投资进行盈亏能力分析。

Abstract
